    I visit the home, review recent comparable sales in your neighborhood, and present a pricing range with the data behind it — not a single flattering number.

  2. Preparation plan

    A written punch list: repairs worth doing, items to remove, lighting and paint priorities, and rough costs so you can decide what is worth the return.

  3. Marketing build

    Professional photography once the home is ready, written listing copy that highlights what buyers in your price band actually search for, and syndication through the brokerage network.

  4. Showings & feedback

    Scheduled showings with feedback relayed to you, plus weekly updates on traffic, competing listings, and whether the market is confirming our price.

  5. Offer review

    Every offer is compared on net proceeds, not headline price — financing type, closing costs, repair requests, closing date, and contingency risk.

  6. Under contract to closing

    Inspection and appraisal coordination, repair negotiation, and deadline tracking through closing so nothing slips at the end.

These services are included for listings Debony represents — no separate charge, no upsell mid-transaction. Photography vendors and any repairs you choose to make are billed separately by the provider.

Commission, marketing responsibilities, and listing duration are set out in a written listing agreement before any work begins. No sale price, buyer, or closing timeline can be guaranteed; results depend on market conditions, property condition, and appraisal and financing outcomes.
