    If you do not already have a lender, I introduce you to local options. You compare programs and get a pre-approval letter — approval terms are set by the lender, not by me.

  3. Targeted search

    Saved searches tuned to your criteria plus off-list awareness from the brokerage network. I flag concerns before you spend a Saturday touring.

  4. Showings & shortlist

    We tour efficiently, take notes on condition and layout, and revisit the top contenders at different times of day when it matters.

  5. Offer & negotiation

    Your offer is built on comparables, seller motivation, and terms beyond price — closing date, repairs, and contingencies that protect you.

  6. Inspection to closing

    Inspection scheduling, repair negotiation, appraisal coordination, final walkthrough, and closing-day logistics with deadlines tracked for you.

Before we start

What to have ready

None of this is required for a first conversation. Gathering it early simply shortens the gap between finding the right home and having an offer accepted.

  • Recent pay stubs, W-2s or tax returns for your lender
  • A realistic monthly payment ceiling, including taxes and insurance
  • Your down payment source and rough closing-cost budget
  • Commute anchors: work, school, family
  • Non-negotiables versus nice-to-haves (bedrooms, yard, garage, single level)
  • Lease end date or sale timing if you are moving from another home
