How a deal gets evaluated

Numbers first, showings second

Investor time is wasted touring properties that were never going to work. Underwriting comes before the calendar.

  1. Define the strategy

    Long-term rental, house hack, or light renovation and hold? Each one changes which South Carolina submarkets and property types are worth your time.

  2. Underwrite before touring

    Rent comparables, taxes, insurance, likely vacancy, and management assumptions on paper first. If the numbers do not work, we skip the drive.

  3. Condition review

    Roof, HVAC, plumbing age, and layout limitations are the line items that break returns. We look for them early and price repairs realistically.

  4. Offer with terms that fit

    Inspection windows, closing timing, and repair credits structured around your financing and renovation plan.

  5. Due diligence

    Inspection follow-up, contractor walkthroughs where needed, and lease review if the property is currently tenant-occupied.

  6. Close and repeat

    After closing, I keep watching the areas you buy in and send properties that fit your stated criteria — not everything that hits the market.

  • Rent comparables

    What similar units in that specific area are actually leasing for right now, not what a listing claims is possible.

  • Carrying costs

    Taxes at the investor assessment rate, insurance, HOA if applicable, utilities during vacancy, and maintenance reserves.

  • Capital items

    Roof, HVAC, water heater, and electrical age — the expenses that arrive whether or not the unit is occupied.

  • Tenant demand

    Proximity to employment corridors, schools, and transit; how long comparable units sit before leasing.

  • Exit options

    Whether the property resells to an owner-occupant later, which protects you if strategy changes.

  • Financing structure

    How your lender's down payment and reserve requirements affect cash needed at closing — confirmed with your lender, not estimated by me.
